It's an age old question in this business I know, but from time to time it bears discussion again since new sellers, many of who are first time sellers, come into the market every day.
The answer is really quite simple. The "job" of the list agent is to effectively market and promote your home so that other agents will show it! Does the list agent get sign calls and inquiries off the internet? Of course, and that may result in a showing but not always. Occasionally I get a sign call or internet inquiry and it does not result in a showing. That's because I take the time to ask that potential buyer some qualifying questions, such as:
Do you have a pre-approval from your lender?
Do you have a home to sell?
What is your time frame?
I also review some of the features of the home, such as the school district (many buyers make assumptions that are incorrect), public water and sewer vs. septic and well, basement vs. no basement.
These are all qualifying questions designed to help the buyer decide if the "basics" are there before they go look at the house.
Sometimes buyers will call with all these questions and then say they are working with an agent in which case it's unlike that I will show it.
Last but certainly not least we have to remember that the vast majority of these calls/inquiries are from complete strangers. It does not make sense to me to schedule an appt. without asking some questions.
