I'd Love to List Your Home at a Higher Price and Earn a Bigger Commission, But that will Only Happen if I Sell it!!!

Over the past 3 months I have gone on several listing appointments but I have not walked away with all of them. I think I have a good listing presentation. I do not pick numbers or sales out of the air. I do not guess about anything actually. I do my homework. Here is just SOME of the fact finding I do:

* the county valuation

* active, closed, and pending sales

* market time

* condition of the home

* averages as they apply to square footage and price per square foot

I then include color photos, including those of the interiors for all the records I use in my market analysis. I offer a strong internet presence for marketing. Everything I use is based on facts.  These were my recommended prices on 3 of my recent listing appointments for listings I did not get. And I would not have taken them at these prices even if offered.

$249,900  Listed for $269,900. on the market for 97 days, one price reduction to $259,900

$199,900  Listed for $225,000, on the market for 38 days, no price reduction

$129,900  Listed for $134,900, on the market for 16 days , one price reduction to $130,000

This is not to say that all agents are always right all of the time. But, presumably, the agent you choose to talk with in the first place is one that either came recommended to you or your were impressed with them because of the research you yourself did. If that is the case, why list with someone else just to list it for a higher price? This year, in Cleveland, the market started to heat up in mid May, instead of the usual February and March.

This is the market we have been waiting for, but it is not the one for overpriced listings.It appears as though everyone in my office is busy. Now is the time to buy or sell, but you should rely on the expertise of an experienced agent.

Would I love to earn a higher commission by listing your home at a higher price? You bet, but that's only going to happen if I can sell it.
