Whenever I go on a listing appointment I try to remember to ask the sellers the last time they went into their attic. I've had some sellers say last week, others last year and still others say, "Oh it's been a while". I then recommend that they take a trip up to the attic to check for mold. Taking a few minutes to do this could mean the difference between selling your home or not. or least selling it with a few less headaches. If you find mold in your attic it is generally not a good idea to try to remove it yourself. Do some research as there are many mold mitigation companies out there with differing ideas on how it should be done. Ask for references and then call those references.
Let me continue be saying that I am not a mold expert. I think I know what it looks and smells like, but mold and its mitigation are best left to the people who deal with it on a daily basis.
Here's what I do know. If you currently have mold in your home and it is on the market or will be soon, you will have to disclose it to potential buyers, even if you have it properly removed.
The most common cases I see are in the basement and in the attic, but it can be found elsewhere. One of the most important aspects of mold removal is that removing it will do little good if the source that caused it in the first place is not identified.
