Forestbrook Broadview Heights Ohio Real Estate Market Report 4th Quarter 2011

Forestbrook is a lovely community of well appointed single family homes. It is conveniently located to I77, providing access to both downtown Cleveland and downtown Akron.

Below is the 4th quarter market report for 2011 as it compares to 4th quarter 2010. There has not been much measurable activity but that is to be expected in 4th quarter.  It's as important as ever that if your home will be on the market, it must be super clean, wallpaper removed, walls freshly painted, carpets cleaned, and above all, competitively priced! Interest rates are still very low and buyers are looking but they still want the best house for the money. If your home is on the market or soon will be, try not to miss a showing, make sure you have the best pictures possible and consider every offer!

Last Weekend For BLOODVIEW HAUNTED HOUSE in Broadview Heights Ohio! I Dare You to Go!!

Bloodview.
The name alone conjures up terrible thoughts but for those who live in and around Broadview Heights Ohio, it means the famous haunted house that can scare the pants off of you and those who dare to go with you! This week's theme??? DEMON!!

Bloodview  Haunted House is the only charity haunted house in Cuyahoga county and is sponsored by the Broadview Heights Ohio Lyon's Club.  It is built and staffed by The Legion of Terror, the world's oldest improvisational horror acting, makeup, and special FX organization.

Every actor is a volunteer. No salaries or hourly wages.

Be aware that the show can be graphic and is not recommended for children under 8,  expectant mothers, those with heart conditions or who might experience an adverse reaction to strobes and  artificial fog. There is plenty of parking, and bathroom facilities.

I attended this wonderful production many years ago and I do remember the fear. I should go again but I don't know, I'm at that heart attack age!!

The golf community of Wiltshire in Broadview Heights is located off Edgerton Rd. between Broadview and State Rds. It is beautifully designed around Briarwood Golf Club. The average market times are consistent with the rest of the market but the average price per square foot has fared a little better. However, each home is different so it's important to have an accurate price on your home if it's going on the market soon. Activity picked up slightly as is to be expected in January. If you are thinking about selling your home, now is the time to get it ready and get it on the market.

If This Isn't Reason Enough To Look Closely at Every Offer, I Don't Know What Is!

By now everyone has seen or heard reports of the less than glowing July home sales record. Ohio home sales appear to be following the national trend. If your home (not a short sale or foreclosure) is on the market or soon will be, I have some tips for you.

#1. I don't want to sound like a broken record but I guess I will. Price your home properly. Admittedly, this can be difficult with what seems to be an ever changing market, but it is critical to getting your home sold. Have a plan to reduce when necessary...every 30 or 40 days until it is sold, or whatever works for your situation.

#2. Listen to the feedback from buyers who have viewed your home. You may not like what you hear but, it is what it is. The buyer may never, ever, mention the price being too high, but if they have a laundry list of what they think is wrong, they are telling you they will not buy it for the asking price.

#3. If the feedback indicates a problem with pricing, you have some options. The obvious one is to reduce the price. The other is to address some of the items that are not satisfactory to the buyers.  BUT, proceed with caution.  Try not to invest too much money in these items as you likely will not get it back. What you may get is a quicker sale...6 months instead of 12.

#4. When that offer finally comes in, consider it, or at least consider a counteroffer. You may not get another one for a very long time.

#5. Make sure your are working with reputable Realtors®, lenders, and title companies. It can and often does, make all the difference in the world!

Broadview Heights Ohio Real Estate Market Report First Quarter 2010

The numbers you see below are fairly typical first quarter results. Some of the closed and contingent sales likely went under contract in December and early January. I have been very busy during the first quarter as is the case with many of the agents in my office. I would expect a good increase in the number of transactions in the second quarter. Although the number of transactions will increase, it remains to be seen whether or not there will be a significant increase in closed sales prices. The yellow areas represent a decrease from 4th quarter, the red an increase. Many buyers and sellers are trying to take advantage of the tax credit, which ends on April 30th 2010.

Every time a listing meets your criteria, including homes that are reduced into your price range, you will receive an e-mail. A short time ago I contacted a homeowner whose listing had expired. I, along with a few of my fellow realtors, received a rather nasty e-mail from him. In it he said. "Where with you with all your buyers while my home was listed? Now that it's expired you want to list it."

So I'd like to dispel the myth that your listing agent is the one who should be showing your home to potential buyers. Not true! (It does happen occasionally but it is not the listing agent's primary goal.)

The listing agent's job is to drive traffic to your listing, through their marketing activities, and create enough interest so that a buyer wants to come and take a look, and buy it!  After all, if they don't look they won't buy.

So what are some reasons homes don't sell?

Price. If a home is overpriced, no matter what the market conditions, it will not sell. Period.

Condition. Maybe the house has dated wallpaper or carpet, or perhaps a water stain on the ceiling that was repaired but never repainted. Perhaps the furnace, air conditioning, and roof are all older. Buyers take all these things into consideration when deciding whether or not to purchase.

Location. Maybe your home is in top condition but you live near a railroad, freeway or airport. Or maybe you have a steeply ravined lot which a family with young children would not consider.

In the end it still all comes down to price. If a buyer is not interested because of location or condition, that means that they are not willing to buy it AT THE CURRENT PRICE because of  those very conditions or that location.

Then what are some marketing efforts that are used to drive traffic to your listing?
*significant Internet exposure
*open house
*broker's open house
*getting feedback from showings (this one is critical to me)
*marketing reports at regular intervals
*updated market analysis at regular intervals
* lots of great pictures

If your agent is doing all that and more for you and you are not getting the desired results, it is most likely your price.Stick with your agent and lower your price.

And the next time an agent contacts you regarding your expired listing. ask them about their marketing plan to direct buyers to your home, entice them to look, and ultimately get your home sold!
