Broadview Heights Ohio Real Estate Market Report Second Quarter 2010

Although activity slowed after the tax credit expired, the pending and closed sales are stronger than 1st quarter and that is a positive sign. The low interests rates are a contributing factor, I believe, to the steady sales. It is important to note that the pending and closed sales are indicative of contracts written in May and June.

Please help me extend a very warm welcome to Beef O'Brady's, one of Broadview 's newest restaurants! Beef's is co-owned by Sue Herb and Zach Meixner and is located at 9174 Broadview Rd. (440-546-2400) across the street from Assumption church.

I had the opportunity to speak with Zach Meixner who is clearly excited and proud of his affiliation with Beef's. I asked Zach what he most wanted people to know about Beef's and he said, "That it's family friendly". I can attest to that fact as we have already eaten at Beef's 3 times since it opened and it is always filled with families enjoying a meal together.

*involved in the community, in particular with fund raisers. The most recent one my daughter and I attended was for a young man trying to earn the rank of Eagle Scout. This young man was given a percentage of the sales for folks who came to Beef's during certain hours. (I believe it was from 4-8). The money earned was used for a project at the baseball diamonds.

When I asked Zach if there was a best seller he said it was The Dubliner. (You'll have to go to Beef's to find out exactly what it is;).  The Montana Chicken has quickly become my fave! A most tender and moist chicken breast is lightly topped with cheese, bacon, onion straws and barbecue sauce. I've had it all 3 times and it's been perfect every time!

It turns out the grandmother of the Chief Operating Officer recently purchased a lovely cluster home I have listed in Brecksville. Small world! I'll be writing about Life Core Technologies soon so stay tuned!

Last weekend. Lou, Erin, and I were able to enjoy the Broadview Heights Home Days on the Green. This year was, I think, the best ever! A few years ago, the city demolished an old hospital that had been on the city hall grounds and that created a lot more space. In years past, especially on Saturday night, people stood shoulder to shoulder trying to get to the rides and food booths. Not so this year! There was plenty of room for the great food, rides, vendor booths, entertainment, and lots of places to sit and watch the fireworks displays on Thursday, Friday, and Saturday! The weather, though very hot, was perfect. We had a little rain on Friday but other than that it was picture perfect.

The icing on the cake for us was that Erin entered the first ever talent show and won 2nd place which came with a $100 prize. She sang "The Wizard and I" from Wicked which explains her green face!!

It is not surprising to me to see low numbers for contingent and pending sales and decent numbers for closed sales, as many of those that closed were for contracts that were written before April 30th to take advantage of the tax credit. There was a noticeable slow down in May but I am now seeing activity pick up. Current rates for a 15 year fixed loan are 3.95 and 4.25 for a 30 year loan. There was a noticeable drop in activity after the tax credit expired, but as of the last few weeks, activity has increased. I anticipate that we will see an increase in contingent and closed  homes in the next few months.
