Below is the market report for Country Lakes for 4th quarter 2011 as it compares to 4th quarter 2010.  It is important to note that the home that closed in 2011 first came on the market in 2009 for $569,900.

It's as important as ever that if your home will be on the market, it must be super clean, wallpaper removed, walls freshly painted, carpets cleaned, and above all, competitively priced! Interest rates are still very low and buyers are looking but they still want the best house for the money. It offers its' residents a beautiful pool,tennis courts, and picturesque pond! Currently there are 3 homes available in Country Lakes. Country Lakes is a wonderful subdivision with amenities such as a pool, pond, playground and tennis courts. As with other subdivisions in this price range, it's been rather quiet. Country Lakes Broadview Heights Ohio First Quarter Market Report 2010

The numbers you see below are fairly typical first quarter results. Some of the closed and contingent sales likely went under contract in December and early January. I have been very busy during the first quarter as is the case with many of the agents in my office. I would expect a good increase in the number of transactions in the second quarter. Although the number of transactions will increase, it remains to be seen whether or not there will be a significant increase in closed sales prices. The yellow areas represent an increase from 4th quarter. Many buyers and sellers are trying to take advantage of the tax credit, which ends on April 30th 2010

Below you will find the statistics for Country Lakes Broadview Heights Ohio for fourth quarter 2009. The list prices of condos and single family homes decreased between the 3rd and 4th quarters. It is normal for activity to slow down in the latter part of the fourth quarter, and we have yet to see what the first quarter of 2010 will bring, as much of what will close n the first quarter of 2010 will be business that was written in the 4th quarter of 2009.

Below you will find the third quarter market statistics along with Oct. and Nov. 2009 for Country Lakes Broadview Heights Ohio The numbers declined for active listings in both single family homes and condos. Fourth quarter sales typically slow down and we are seeing that now. The tax credit extension should help to keep sales somewhat steady and perhaps be the catalyst for earlier sales in the first quarter of 2010, which was not the case in the early part of 2009.
