It is not surprising to me to see low numbers for contingent and pending sales and decent numbers for closed sales, as many of those that closed were for contracts that were written before April 30th to take advantage of the tax credit. There was a noticeable slow down in May but I am now seeing activity pick up. Current rates for a 15 year fixed loan are 3.95 and 4.25 for a 30 year loan. Below you will see the inventory and absorption rate data for  single family homes/clusters (first chart) and condos (second chart) in New Hampton Broadview Heights Ohio. If there have been 30 sales in the past 6 months, that equals 5 sales per month. If there are 50 available listings then it will take approximately 10 months to sell your home.
