Below is the 4th quarter market report for New Hampton as it compares to 4th quarter of 2011. As you can see, there was still a downward trend. It's as important as ever that if your home will be on the market, it must be super clean, wallpaper removed, walls freshly painted, carpets cleaned, and above all, competitively priced! Interest rates are still very low and buyers are looking but they still want the best house for the money. There are currently 10 condos, 6 clusters, and 11 single family homes available in New Hampton.

The market remained challenging in the 2nd quarter of 2011. I have been extremely busy, with buyers buying and offers on my listings but I do not see any real upward trend in pricing. In the past several market reports I have posted I have said that pricing is key and that is still true. But a close second to pricing when it comes to getting offers on your home is condition. Buyers are scrutinizing homes more than ever before and making offers that reflect their opinion of the condition of the property.  Although there are many different reasons for selling…estates, divorce, relocation…it is important to present your home in the best light possible. If finances allow, try to make sure that the inside is a spotless as can be…think fresh paint and clean carpets, and that the landscaping is neat and appealing.

Although condo sales have been few, the average list price is holding at about $155,000. Cluster sales are averaging around $240,000 for sale price and single family homes around $262,000 for sale price.  It is important to remember that these are averages and every home should be assessed for it's own amenities, including square footage, interior upgrades, lot location etc... We are seeing a bit more activity, even before the 1st of the year rolled around. If your home will soon be on the market, now is the time to get ready!

Inventory of clusters and single family homes in New Hampton Broadview Heights Ohio is fairly even with 2nd quarter, while condo inventory is a bit higher. No change in contingent sales, and pending sales are down from second quarter.Closed sales of single family homes are down significantly.  For sellers, pricing will remain critical as will the presentation of the home. Never has it been more important to create a great first impression!

It is not surprising to me to see low numbers for contingent and pending sales and decent numbers for closed sales, as many of those that closed were for contracts that were written before April 30th to take advantage of the tax credit. There was a noticeable slow down in May but I am now seeing activity pick up. Current rates for a 15 year fixed loan are 3.95 and 4.25 for a 30 year loan. Always consult a mortgage professional to get a clear understanding of mortgage rates.

Below is theNew Hampton Broadview Heights Ohio real estate market report for May, 2010. Note that properties under contract and those that closed in May are likely the result of contracts written in March and April. There was a noticeable drop in activity after the tax credit expired, but as of the last few weeks, activity has increased. I anticipate that we will see an increase in contingent and closed  homes in the next few months. The yellow highlighted areas indicate a decrease, the red an increase.
