New Hampton Broadview Heights Ohio Real Estate Market Report 2nd quarter 2010

It is not surprising to me to see low numbers for contingent and pending sales and decent numbers for closed sales, as many of those that closed were for contracts that were written before April 30th to take advantage of the tax credit. There was a noticeable slow down in May but I am now seeing activity pick up. Current rates for a 15 year fixed loan are 3.95 and 4.25 for a 30 year loan. Always consult a mortgage professional to get a clear understanding of mortgage rates.

There was a noticeable drop in activity after the tax credit expired, but as of the last few weeks, activity has increased. I anticipate that we will see an increase in contingent and closed  homes in the next few months. The yellow highlighted areas indicate a decrease, the red an increase.

The numbers you see below are fairly typical first quarter results. Some of the closed and contingent sales likely went under contract in December and early January. I have been very busy during the first quarter as is the case with many of the agents in my office. I would expect a good increase in the number of transactions in the second quarter. Although the number of transactions will increase, it remains to be seen whether or not there will be a significant increase in closed sales prices. The green areas represent a decrease from 4th quarter. Many buyers and sellers are trying to take advantage of the tax credit, which ends on April 30th 2010

Below is the market activity for condos, clusters, and single family homes for January and February 2010. The numbers for pending and closed sales are low, which is to be expected at this time of year and coming out of 4th quarter. The activity in recent weeks has improved and I would expect a nice increase in the number of pending and closed sales as we end the first quarter and head into second quarter.

Below you will find the third quarter market statistics along with Oct. and Nov. 2009 for New Hampton Broadview Heights Ohio. Even though there were some numbers that rose slightly, the overall indication is that values are still declining somewhat. Purchase agreements that closed in October and November likely were written in September and October. Fourth quarter sales typically slow down and we are seeing that now. The tax credit extension should help to keep sales somewhat steady and perhaps be the catalyst for earlier sales in the first quarter of 2010, which was not the case in the early part of 2009.
