The numbers you see below are fairly typical first quarter results. Some of the closed and contingent sales likely went under contract in December and early January. I have been very busy during the first quarter as is the case with many of the agents in my office. I would expect a good increase in the number of transactions in the second quarter. Although the number of transactions will increase, it remains to be seen whether or not there will be a significant increase in closed sales prices. The yellow areas represent a decrease from 4th quarter, the red an increase. Many buyers and sellers are trying to take advantage of the tax credit, which ends on April 30th 2010.

North Royalton Ohio to Start Exterior Visual Inspections of All Residential Properties

Beginning in April, the building department of the city of North Royalton will begin exterior inspections of every home. Ward 1 homes will the first to be inspected, with Ward 2 home inspections sometime in May. All inspections are expected to be completed by September. From that point on, homes will be visually inspected every 6 months. If a homeowner is unable to make the necessary repairs, help may be available through the director of community development.

There are many cities in our area that have what is called a POS which stands for point of sale inspection. Some of the cities that have these POS inspections are Cleveland Heights, Shaker Heights, Euclid, Garfield Heights, and  Maple Heights.  Here you can find more information on point of sale cities. Always make sure you call the city to verify cost and other pertinent details.  In many of the POS cities, only those homeowners that are selling their homes are subject to this inspection.

City officials in North Royalton feel that visual exterior inspections should be for all property owners, not just those that are selling. I agree. I used to live in a POS city and when I sold my home, there was an inspection of the inside and outside of my home. I was cited for a broken window pane in the basement, a handrail that needed to be scraped and painted, and several sections of my concrete drive that had sunk in certain spots. In the end, the driveway cost about $2000 as I could not find a contractor who was willing to replace only certain sections of the drive. It was all or nothing.

In the meantime, my neighbors, who were not selling, had similar issues with their driveways, peeling paint on the windows and porches, loose gutters, etc... yet they were not required to make any repairs because they were not selling.

So I think North Royalton has the right idea. It's smart to assess all the homes in the city so that minor problems don't turn into major ones and it's fair for all residents.

There are tons of article and news reports on the many deaths that have occurred as a result of talking and/or texting on cell phones while driving.

I don't know the number. I only know that one death due to cell phone use while driving is one death too many.

It is typical for the market to slow down this time of year, but we still saw an overall decline in closed and pending sale prices in 4th quarter compared to 3rd. A few exceptions here and there but not enough to say the market improved much. Much of the business in the first quarter of 2010 will have been written in the 4th quarter so it remains to be seen if we will see a little more in the way of improvement. If you're planning to sell your home in 2010, the right price will be critical.

Below you will find the market statistics for Oct. and Nov. 2009 for North Royalton Ohio .The average contingent, pending, and sold homes saw a decrease in the last 2 months.  Fourth quarter sales typically slow down and we are seeing that now. The tax credit extension should help to keep sales somewhat steady and perhaps be the catalyst for earlier sales in the first quarter of 2010, which was not the case in the early part of 2009. Pricing will continue to be key to getting homes sold.

A few weeks ago I had the pleasure of dining at Flair Restaurant and Cafe in North Royalton Ohio. Although Flair's has been there for about 3 years, this was my first time there. We went on a Sunday afternoon and we all enjoyed a very nice dinner. My husband had the Hungarian goulash, and said it was quite good. His Mom made the best in the world so for him to say it was good is quite the compliment. My daughter had the chicken Parmesan which she loved, I had a delicious tuna salad sandwich and my friend Jill had broiled fish, spaetzle, and hash browns. Her fish was a little dry and they immediately took it away and brought her a piece much more to her liking.

Flair's is neat and clean inside and the service comes with a smile. Even though we came for lunch, the portions were dinner sized and we all took some home.

We took home some great desserts and they will even make a Hungarian  Dobos Torte for you if you pre-order it. For those that do not know what that is, it's a delicious 9 layer cake ( very thin layers) frosted in between and on top with chocolate butter cream frosting,  with a hard caramel glaze on top. If you have never tried this delicious torte, order one from Flair's for your next party. You will love it.

We have seen a slight increase in activity due to first time buyers who want to avail themselves of the $8000 tax credit, but the Nov. 30th deadline is looming and realistically they should be under contract by about Oct. 15th.
